The Villa sleeps 12 people (comfortably). Right now we are 9 people confirmed  which means to make the deposit to secure the villas we need to come up with $642.81 per person which you will see at the first payment above + 4% ($25) to cover any finance charges from paying by credit card ($668.50).  You may also Venmo the amount (please contact me about this asap). As more people join,  the balance payment will be adjusted accordingly.

We already have several friends interested in joining us so we feel confident that house will be full and that we might have some overlap for anyone that is not staying the full week.

We need to pay VAT on the initial payment because Ibiza/Spain requires it...the second payment we can save a lot of money by paying in cash which would make sense since we can buy Euros cheaper when we are there.

We realize some people do not want to come for the entire week - and that is ok. However, we need to take a deposit as if you are staying the full week until we are able to fill there other nights if we can fill some extra days or even add some extra people to the house to bring the costs down further.

Details on the property are below
The property consists of 4.000 m2 of land, 2000 of which is a landscaped garden with a mediterranean garden, a nice green lawn with orange & lemon trees, and a beautiful pool surrounded by palms trees.

There is a total of 7 bedrooms, dispatched in the main house between:

  • Upper floor with 3 bedrooms.
  • Ground floor next to the garden with 2 bedrooms.
  • Ground floor next to the entrance with 2 bedrooms.

Villa Venus has a very classic rustic chic architecture & decoration, has a very defined and elegant touch and the spaces are very harmonious and warm.

The large pool is surrounded by an exotic wood decking, and two lounge areas offer the perfect shelters to relax.

The property is gated, with two large car garage.

Main House / Upper Level

The main house is facing south and includes a vast living room with fireplace , a dining room, a fully fitted kitchen, a guest WC, 7 double bedrooms with 4 bathrooms with shower/bath.

A large covered terrace with seating area and a dining terrace (equipped with fine furniture) complement the house in summer.

  • Main house Master Suite 1: Located on the upper level, it is a large suite with king size bed, an en suite living room, fridge bar, Television, fireplace, a large independent terrace with panoramic view, en suite bathroom with shower , separate WC.
  • Main house Room 2: Located on the upper level, it is a large suite with king size bed, a large independent terrace with panoramic view, bathroom in common with room 3.
  • Main house Room 3: Located on the upper level, twin beds, bathroom in common with room 2.
  • Sauna.
  • Solarium with sea view and chill-out.
  • Sea view from the terraces.
Main House /Ground Level

The lower level includes:

  • Main House Room 4: Located on the lower level, it is a large king size bed,(or twins beds) an independent terrace, bathroom in common with Room 5.
  • Main House Room 5: Located on the lower level, it is a large king size bed, (or twins beds) an independent terrace, TV, bathroom in common with Room 4.
  • Living Room with TV, dining table, 3 big sofas, overviewing glass doors to the swimming pool.
  • Fully equipped kitchen with small dining table.
Main House /Ground Level (next to the entrance)
  • Main House Room 6: Located on the lower level, TV, bathroom in common with room 7.
  • Main House Room 7: Located on the lower level, bathroom in common with room 6.
Outdoors Areas/Facilities
  • Chill-out area with sofas.
  • Barbeque Area with 14pax dining table, fireplace, bread oven.
  • The swimming pool measures 5 m by 15 m. From its deck you have a sea view to Sa Caletta Beach.
  • A large chill out pavilion and sun beds are available for relaxation.
Staff

The staff takes care of the three times p/week cleaning ( fresh towels, pool and Beach towels changed on demand). Additional staff can be provided on demand at extra cost.

Terms & Conditions:

TENANT OBLIGATIONS
On arrival The Tenant or his Authorized Agent will inspect The Premises and confirm:

· That they are suitable for the purposes for which they are let for the duration of this agreement. The Tenant or his Authorized Agent should also confirm that they are in a good state of repair and more specifically:
· That at commencement of this Property Lease Agreement, all of the sanitary installations, equipment, electrical installations, keys, locks, doors, windows, washbasins and taps are in a good state of repair (ordinary wear and tear excepted) and working order.

The Tenant or his Authorized Agent shall give written immediate notice to the Landlord or his Authorized Agent of any known and observed structural defects in the Premises, or any known and observed defects in the above mentioned installations and equipment.

The absence of such notice shall constitute prima facie proof of the good condition of the Premises and the absence of any defects or missing articles.

Any given notice by The Tenant or his Authorized Agent shall not place any obligation on the Landlord or his Authorized Agent to make any repairs but will serve only to record the state of repair.

The Tenant or his Authorized Agent shall allow the Landlord / his Authorized Agent, or any designated firm access to the Premises at all reasonable times, to inspect the Premises or to carry out any work that may be required to be done or are deemed to be necessary in order to keep the villa fixtures and fittings in good repair.

The Tenant or his Authorized Agent will be liable to reimburse the Landlord or his Authorized Agent for the cost of replacing or repairing any breakages or defects caused by a negligent act or an oversight on The Tenant or his Authorized Agent’s part.

The parties also agree that the Landlord or his Authorized Agent may at any time with prior appointment with The Tenant or his Authorized Agent inspect the Premises and point out any aspect that may need attention.

The Tenant or his Authorized Agent shall not remodel or make any structural changes to the Premises, nor shall The Tenant or his Authorized Agent deface, mark, paint or drive nails, hooks or screws into any doors, walls, ceilings or floors, nor shall The Tenant or his Authorized Agent attach or remove any fixtures or locks.

The Tenant or his Authorized Agent shall not keep any pets or animals in or on the Premises. Pets are not authorized in the Premises.

The Tenant or his Authorized Agent shall remain responsible for all his personal belongings whatever the nature and shall not be entitled to claim any compensation in case of theft or damage to the Landlord or his Authorized Agent.

The Tenant or his Authorized Agent shall not provide accommodation for paying boarders or lodgers.

Prior to his departure, The Tenant or his Authorized Agent shall take the necessary steps to restore the villa to the same state that it was in upon his/her arrival.

LANDLORD OR HIS AUTHORIZED AGENT OBLIGATIONS

In order to guarantee this agreement, the Landlord or his Authorized Agent shall keep the Premises in good order and repair. Should the structural parts of the Premises become in a defective condition resulting in such consequences as leakage or danger to The Tenant or his Authorized Agent, it shall be the obligation and the duty of The Tenant or his Authorized Agent to advise the Landlord or his Authorized Agent of such defective condition and the Landlord or his Authorized Agent shall take all necessary steps to have the defective condition rectified without delay.

The Landlord or his Authorized Agent shall not be liable for any compensation for any damage suffered by The Tenant or his Authorized Agent as a result of rain, hail, snow, leakage, fire, flooding, storm, riot, theft, robbery or in general any damage as a result of any act of negligence whatsoever, nor any damage suffered as a result of the interruption of water, electricity, air-conditioning or gas supply.

If in any event the damage suffered to the Premises result in that the Premises are not suitable for the purpose for which they have been leased, it shall constitute a ground for The Tenant or his Authorized Agent or the Landlord or his Authorized Agent to cancel this Property Rental Agreement.

DEROGATION

No relaxation, indulgence, waiver or concession which the Landlord or his Authorized Agent may show at anytime in regard to the carrying out of The Tenant or his Authorized Agent’s obligations in terms of this Property Lease Agreement, shall prejudice any of the Landlord or his Authorized Agent’s rights under this agreement in any manner whatsoever or be regarded as a waiver of any of the Landlord or his Authorized Agent’s rights in terms of this agreement.

FULL AGREEMENT

This lease contains all the terms and conditions of the Property Lease Agreement entered into by the Landlord or his Authorized Agent and The Tenant or his Authorized Agent. The Landlord or his Authorized Agent shall not be liable by any warranty, guarantee, representation or undertaking of whatsoever nature, which might have been made to The Tenant or his Authorized Agent by any person whomsoever, except as contained herein.

The Landlord or his Authorized Agent shall not be bound by any amendment, alteration or variation of the terms of this agreement, unless reduced to writing and signed by the Landlord or his Authorized Agent and The Tenant or his Authorized Agent or any person duly authorized thereto in writing by them.

WARRANTY OF AUTHORITY
Any person or more than one person signing this Property Lease Agreement warrants his or her authority to do so and that they have read it and understand it and voluntarily agree to it.

CANCELLATION POLICY

The Cancellation of the Rental Period is subject to the following cancellation terms:

As a general rule, The Tenant or his Authorized Agent cannot make a Cancellation without payment of cancellation fees. These fees can amount up to the whole of, or partially to, the Lease Payment in connection therewith.

The Cancellation fees, which will be due as penalty against any loss and damage suffered by the Landlord or his Authorized Agent, are the following:

• Cancellation up to 90 days before the initial date of the Period of Lease: 50% of the Down Payment will be withheld.

• Cancellation between 90 and 40 days before the initial date of the Period of Lease: 75% of the Down Payment will be withheld.

• Cancellation between 40 days and 15 days before the date of the Period of Lease: 100% of the Down Payment will be withheld.

If cancellation occurs less than 15 days before the initial date of the Period of Lease, The Tenant or his Authorized Agent shall pay to the Landlord or his Authorized Agent the total amount of the Lease Payment.
